10 Myths About Selling Your Home in Las Vegas

Selling your Las Vegas home can be a difficult prospect. You want to get a good price, but you don’t want to scare away potential buyers. You also want to attract a large crowd to view your home. There are a few things most people do wrong or misunderstand about the real estate market. Here are 10 myths about selling your home in Las Vegas, and what you can do to avoid these common traps.

 1. Price High and Wait It Out
Setting a price too high in efforts to get a “lowball offer” rarely works. You scare off potential buyers, and any who are interested may simply walk on by. Then again, if you price too low, buyers will think there is something wrong with the home. Work with your real estate agent to find a competitive price when you are selling your home in Las Vegas.

2. Playing Hard Ball
Many buyers get fixated on making sure they get everything they want in a deal. The truth is, making a sale is all about give and take. You and the buyer both have the same goal: changing ownership of the home. Work with the buyer to make sure you both win.

3. Cash or Nothing
You may think you will attract better buyers by not offering financing offers. Unfortunately, the Las Vegas real estate market is still recovering. If you offer creative financing offers, which your real estate agent can help you figure out, you will attract many more potential buyers.

4. Fix Everything Before Selling
If you get carried away with repairs and renovations, you will end up putting more into the home than you can afford. For example, a $20,000 pool may only increase the value of your home by a few thousand dollars. Your real estate agent can help you make the renovations needed in order to effectively sell your Las Vegas home.

5. Ignoring Curb Appeal
It’s true, internal improvements do add value to the home. However, ignoring your landscaping means less people are coming to view your home. Even something as simple as mowing the lawn and planting some flowers can have a huge effect.

6. Thinking the Outside is All That Matters
At the same time, you want to do more than attract buyers to your home. You want them enamored with the interior, seeing it as a home they could raise their family in. Fresh paint, new fixtures and other small fixes can go a long way.

7. Minor Repairs are Worthless
To build on the last point, buyers want a home they can readily move into. While you want to repair cracked walls and plumbing issues, you also want to add to the aesthetic appeal. A real estate broker can help you make a list of repairs while you are selling your home in Las Vegas.

8. Make the Buyer Wait
Selling your home isn’t like going on a first date. You don’t want to make your buyer wait. If you are ready to close the deal, close it! Moods can change, and you don’t want to give your buyer too much time to overthink the transaction and renege on the deal.

9. You Should Be Giving Tours of the Home
While you should host open houses and invite others to come look at the house, you should stand aside during the process. Let your real estate agent do the showing. Homeowners can often make the process stressful and make it seem like you aren’t ready to give up the house yet.

10. You Can Do it on Your Own
Selling your home in Las Vegas on your own can be stressful, time-consuming and altogether unsuccessful. A real estate agent can offer their professional assistance and make sure you get the price you want on your home.
